Project Overview

Residents of 616 Lofts on Michigan enjoy the best of Grand Rapids, Michigan with close proximity to retail, recreation and the city’s nightlife. 616 Development and First Companies turned to Kent Companies to deliver a comprehensive concrete package for the developer’s first new construction build. The Kent Companies team conquered sub-zero temperatures and an aggressive project schedule to position the project for success.

Kent Companies installed over 3,900 cubic yards of concrete, 200 tons of re-steel and 52,000 pounds of post-tension cables for the project. Active project areas were tented and heated throughout winter months, and pours often began at 3 a.m. to minimize traffic disruptions on the busy “Medical Mile.”

The Kent team completed 26,000 square feet of sub-surface parking and utility access; a 12,000 square foot mixed-use first floor and a post-tensioned concrete deck to support 54 apartment units on the 2nd through 4th floors of the building. The retail slab on grade sits on four inches of 25 psi foam to create a thermal break between the floor and the parking garage below. Kent Companies coordinated extensively with First Companies for the precise scheduling and placement of other trades’ work that was embedded in the post-tensioned deck.
